BAKU TOWER

Baku, Azerbaijan - 2017)

Baku is one of the toughest places to design a building. First of all, they are famous for their wind, and that's one thing to account for. The second challenging part is their ground, which is very muddy.

During the projects structural design phase, taking ground-building interaction, 40 meter long Bored-Pile System was applied. 

Moreover, due to the strong wind action and fragile architecture of the building, outrigger system and a wind damper was used in order to bring comfort to the residents of the building. Both systems were controlled by RWDI.

SWISS HOTEL KRASNYE HOLMY

Moscow, Russia - 2005

Fully opened in September 2005, following a soft opening in July, the 235-key Swiss Hotel Krasnye Holmy is the most recent addition to the Riverside Towers Business Center. With its slim, circular shaped tower and its antenna reaching a height of 160 m, the hotel is one of central Moscow's tallest buildings.The 34-storey high-rise takes full advantage of its height to afford its spacious rooms and suites a clear view of Moscow with wall-to-wall, floor-to-ceiling windows. The rooftop bar, called City Space, commands a breathtaking 360-degree panorama. In addition to this, the hotel hosts three other bars, two restaurants, meeting and conference rooms, a full floor banqueting facility, a health club with spa and swimming pool and a dedicated business lounge for its executive guests.A state-of-the-art room management system as well as high speed and wireless telecommunication facilities all make life easy for guests. Building automation, fire protection and security systems surpass the highest international standards.

PAVELETSKY BUSINESS CENTER

(Moscow, Russia - 2003)

Paveletsky Business Center, located on a 1.26 ha plot of land on Paveletskaya Square on the Garden Ring.


The 12-story, 25,000 sqm office building was constructed in 1997 as the first phase of the project. The second phase, a 27,100 sqm office building was completed in 1998. Each of the two phases was built in 9 months.

The third and final phase of Paveletsky Business Center was the construction of Paveletsky Tower. This 27-storey 60,000 sqm building has four underground levels, accommodating a restaurant and car parks. Construction of the tower was completed in March 2003.

BJK FULYA SULEYMAN SEBA COMPLEXES

(Istanbul, Turkey - 2009)

The structure is located in the county of Beşiktaş, Fulya. There are many reasons that affected the design which are; hotels, hypermarkets, hospitals, city traffic near the location of the construction site.

The excavation started on September 2005 and in April 2006, contractor begun to build the structure. In this project 115000 meter cube concrete, and 19000 ton reinforced bar had been used.

The main details of the structure are;

The construction site of the residence is 45.750 meter square, the height is 152.12 meter and it adds up to 42 floors. The construction site of the hospital is 82.35 meter and it adds up to 17 floors. The construction site of the office block is 13.600 meter square which, and the height is 107.70 meter which adds up to 27 floors.


The construction site of the market is 17.800 meter square, techno market is 8080 meter square, the food court is 3050 meter square, the conference and the culture center is 2700 meter square, and a parking lot with a capacity of 1676 vehicle.

FOLKART TWIN TOWER

(IZMIR, TURKEY - 2014)

The Project had a total construction area of 27,000 meter square area, where it was built in Izmir, Turkey. This Project included 2 blocks which consist of 40 floors each in total. Both buildings are surrounded with latest technology and it included residence, Office floors, shopping malls, and view terrace.


Buildings were structurally engineered by taking ground-building simulation affects, and as a result a special pile system was designed.

Reaching a structural height of 200 m above ground level, they are the second tallest buildings after the 216 m long Mistral Office Tower. Upon their completion in 2014, the Folkart Towers were the 5th tallest twin towers in Europe. 

In 2015, the largest art gallery in Turkey was opened in the towers. The gallery has an area of 800 meter square.

Last but not least, both buildings were designed with outrigger system against the wind affect, which was the first application in Turkey.

TATWEER COMMERCIAL CENTER

(Benghazi, Libya - 2012)

Tatweer Commercial Complex includes a 60,000 meter square shopping mall, a 20,000 meter square man-made lake and an activity center, and a 400,000 meter square aquapark.


The Dolphinarium Amphitheatre which has a 750 seating capacity was designed with an idea of old Roman architecture.

Benghazi shopping mall includes restaurants, boutiques near the lake, and a special design. The top floor of the shopping mall includes cinema theatres, food courts, and a 3500 meter square area designed just for kids.

MISTRAL TOWERS

(Izmir, Turkey - 2016)

This Project includes two blocks. One of them is designed for residence, while the other one is designed for commercial purposes. The residence building consists of 45 floors, which rises up to 157 meter.

The commercial block consists of 48 floors, which rises up to 216 meter. It is currently the highest building in Turkey, and top 5 heighest buildings in Europe.

In the structural design of this Project, due to high wind force, first outrigger system application was used in Turkey.

ZIRAAT BANK LEVENT BUILDING

(ISTANBUL, TURKEY - Cancelled)

This building is designed for Ziraat Bank as an Office building in Istanbul, which consists of 40 floors. Wind tunnel test was performed by RWDI.


The building cosisted of a 153 meter major office tower with 31 office floors linked to the ground-scraper with 4 floors, relevant to the geometrical contours of the long thin property.

PROMESA COMMERCIAL CENTER

(Istanbul, Turkey - 2016)

The construction was commenced in 2011, and completed by 2016. Total construction area is 60,000 sqm on a 5,718 sqm construction zone.


Factors of height, surrounding high-rise buildings, wind, climate and traffic were taken into consideration when Emir’s staff was designing the structural elements of the projects.

PALLADIUM COMMERCIAL TOWER

(Istanbul, Turkey - 2014)

This project is located in Atasehir, Istanbul.  The project did commence on 2011, and it was completed on 2014.


The design was created by SWANKE HAYDEN CORNELL architectural firm. It has total of 43 floors, and an application for LEED Gold Certificate is pending.

NIDAKULE LEVENT OFFICE BUILDING

(Istanbul, Turkey - 2016)

The NidaKule Levent Prohect is located in 4.Levent, Istanbul. Levent area is known for business centers and shopping malls, which makes it a busy district.


The building consists of 53,000 meter square construction area. The project was designed to be a eco-friendly building, therefore it received the LEED Gold Certificate.

BATUM HOTEL, RESIDENCE & OFFICE BUILDING

(Batum, Georgia - Cancelled)

This project consisted of two phases, where the first part was the residence section. The second phase consisted of hotel and casino sections. The second building also had a residence section, which would be the right arm of the building.

KOZA SWISS HOTEL

(Istanbul, Turkey - 2019)

Koza Swiss Hotel’s base floor has a total of 9325 meter square area. The structure includes a tower, and a base & parking floors that is attached to the main building. Tower block is designed for a hotel and residence usage.

The structure rises up to 225 meter from the foundation, which is in between -7.50 and +217.50. The building includes 2 basement floors, 1 ground floor, 50 normal floors, and a roof floor, which makes it up to 54 floors. The story height is 3.75 meter at the parking floors, 7 meter at the commercial floors, 3.5 meter at the residential floors, and a 7 meter roof floor.

This building was analyzed with elastic design spectrum, as well as non-linear analysis method.

IBB SEYRANTEPE GOVERNMENT BUILDING

(Istanbul, Turkey - Cancelled)

The Istanbul City Hall Main Building had a total of 338,000 sqm construction area. The building was designed to be 281.5 meter long, 68 story floor. The basement of the building had a direct connection to the subway underneath. The project is postponed until 2019.

The building was designed with C50 concrete type in foundation level, whereas the upper structure was C60 concrete type.

 

The structural analysis and designed was performed with BALKAR & EMIR JOINT VENTURE with performance analysis. The design was reviewed by DEGENKOLB Engineering.

Koza Swiss Hotel

(Istanbul, Turkey)

Koza Swiss Hotel’s base floor has a total of 9325 meter square area. The structure includes a tower, and a base & parking floors that is attached to the main building. Tower block is designed for a hotel and residence usage.

The structure rises up to 225 meter from the foundation, which is in between -7.50 and +217.50. The building includes 2 basement floors, 1 ground floor, 50 normal floors, and a roof floor, which makes it up to 54 floors. The story height is 3.75 meter at the parking floors, 7 meter at the commercial floors, 3.5 meter at the residential floors, and a 7 meter roof floor.

This building was analyzed with elastic design spectrum, as well as non-linear analysis method.

Folkart Vega

(Izmir, Turkey)

The project was designed in the province of Izmir. The main body of the building is carried by the curtain-frame system consisting of curtains-columns-beams. There are 843 residences and 53 commercial sections in the project in total.

The whole project consists of a total of 4 blocks, the heighest of which is 136 meters.

Folkart Nova

(Izmir, Turkey)

The project was designed in Konak district of İzmir province. The main body of the building is carried by the curtain-frame system consisting of curtains-columns-beams. The highest block has 43 floors. The project consists of 2 blocks. The building height is 153.3 meters.
